Our premises are designed to help new businesses in the early years and are therefore aimed at businesses under 3 years old.

Our premises range from light industrial and workshop, to office spaces, retail and even hot-desking options.

Our premises are part of the support we provide new start up businesses. We term them incubation spaces because they are ready for businesses to start trading with phones, IT, furniture and on site Business Advisor support.

Our premises are designed for start ups with the aim of helping you to build your business so you can move into alternative premises after 3 years. For this reason we do not offer leases longer than 3 years.

Our 'easy in, easy out' lease is a simple plain-English tenancy, contracted out of the Landlord and Tenant Act 1954, where tenants can leave anytime with just one month's notice

For many of our sites things like utilities are also included. For specific information about specific premises look at our premises pages or talk to your Business Advisor.

Unlike other offices or premises, e-factor premises provide a whole lot more than just the space including 'easy in, easy out' rental terms, onsite business support from Business Advisors, rents that include business rates, utilities, building maintenance and insurance, office furniture and (depending on premises) access to managed reception, parking, meeting rooms and photocopiers and printers.

If you don't need a full time office space, we can also provide a professional office environment for flexible periods. It could be that you just need desk space for so many days a week or month, or that you would like the flexibility of being able to book a 'hot desk'.
